I would like to rent a apartment in MIX. What steps should I take now?

Do the images on the website relate to my specific property?
The images are artist impressions and are intended to give you a good impression of what a home could look like. The homes are similar in terms of finish and amenities. The homes will be delivered with a modern kitchen including built-in appliances, a finished bathroom and a separate toilet. The layout of each home can be seen on the floor plans. The floor plans can be found under downloads or in the property search.
Is it possible to view the properties?
It is not possible to view the property, as it is currently still under construction. We emphasise that you are accepting the property and signing the tenancy agreement based on the floor plan. No rights can be derived from the photographs, floor plan, and advertisements.
When can I collect the key?
The expected completion date for the homes is summer 2026. Rentals have started! You can now register online for your preferred home. View the current selection via the property search at the top of the page. Don’t have an account yet? Create one now to complete your registration.
Are there any communal areas in the complex?
There are no communal indoor areas within the complex itself. However, there is a public courtyard garden, which is shared by all buildings and is also accessible to local residents.
In addition, there are cultural facilities in the immediate vicinity, such as the Verhalenhuis (Story House) on Osdorpplein, which serves as a meeting place and cultural space for the neighbourhood.

Is flat sharing permitted?
Sharing accommodation is permitted, provided that the property is suitable for this purpose:
- Two full bedrooms
- Each bedroom is large enough to accommodate a double bed.
Both tenants:
- Sign the lease agreement
- Are jointly and severally liable
- Must comply with the same rental conditions
If one tenant terminates the tenancy agreement, no assistance will be provided in finding a new co-tenant. This may result in the tenancy agreement being terminated in its entirety.
Am I permitted to sublet my property?
All forms of subletting, including temporary rentals via AirBNB, for example, are not permitted. Violation of this rule may result in termination of the tenancy agreement.
Is there parking available at MIX?

Located beneath the MIX Amsterdam buildings is a public parking garage with 608 parking spaces and two entrances:
– Jan Celesstraat 11 (Don Bosco)
– Nicolaas Anslijnstraat (MIX)
Parking Costs
The garage is available starting on the first day of occupancy. The standard monthly fee is €150. If you are a tenant in one of the Pine, Hazel, Cedar, or Laurel buildings, you pay €125 per month for the first year.

income
General principles of income assessment
The income requirement is based on gross annual income, including holiday pay and regular allowances (such as an irregular hours allowance), provided these are of a permanent nature. The calculation is based on an average of the past 24 months. An IKB may also be taken into account.
Variable allowances are not included in the income calculation.
What rent is appropriate for my income? (income standard)
There are two income requirements for the project; please bear this in mind when applying, as a distinction is made between mid-range rent and private sector rent.
Income requirement – Private sector
Single-person household: 3 × the monthly rent
Two-person household: 3.5 times the monthly rent

For mid-segment rental properties, a housing permit must be applied for at the municipality. After allocation, the prospective tenant will receive the draft lease agreement to support this application. If you are retired, we may increase your gross annual income by 25% for the income calculation; this applies exclusively to pension and AOW (state pension), private assets are not additionally increased. I am a self-employed entrepreneur. What conditions apply and what documents do I need to provide?
If you are self-employed, you must provide the following documents:
- Two annual accounts
- Income tax returns for the past two financial years
- Extract from the Chamber of Commerce (KvK)
Principles and conditions:
- The net profit before tax serves as the basis for calculating the fictitious gross income. For this, the annual accounts of the past two years must be submitted.
- The gross monthly income is calculated according to the following formula:
(annual profit year 1 + annual profit year 2) / 24
Is a percentage of equity capital included in the assessment?
Yes, 10% of private assets may be included annually in the income calculation for assessment.
Calculation example:
- Private assets: €100,000
- 10% of private assets: €10,000
- Gross income from employment: €50,000
- Total calculated income: €60,000
I own my own home. Is the estimated equity included in the equity assessment?
Yes, if you own a home, the (estimated) equity can be included in the assessment of private assets. We use the most recently available WOZ value as published via the WOZ-waardeloket.
The following documents must be submitted for assessment:
- Mortgage holder’s statement
- Overview of the current mortgage balance
- WOZ value (2025)
If the owner-occupied home is sold and there is equity, this can be included as private assets, provided that:
- Contact has been made with a sales agent
- A conditional sales agreement has been signed
- In that case, the 10% rule for private assets applies.
Does a benefit count towards the income calculation?
A benefit may be included if it is of a permanent nature (e.g., WIA or WAO). A WW (unemployment) benefit, for example, is not included.

– Copies of bank statements from the last 6 payments
Ik werk op oproepbasis of met een min/max uren contract is dit toegestaan?
It is not possible to rent with a flexible employment contract, such as an on-call contract. You must have a contract with a fixed number of hours.
In the case of a min/max-hour contract, the assessment will be based on the minimum number of hours stipulated in the contract.
Can I rent if I work as a temporary employee?
It is not permitted to rent based on a temporary employment contract. This is only possible if the current client can demonstrate in writing that you will be employed by them, for example, through a letter of intent or an employment contract.
Is alimony included in the income assessment?
Only partner alimony counts as income; this only applies if the candidate can demonstrate the ability to structurally meet the income requirement in the long term.
I am a student, can I rent a home?
A property can only be rented if the established income requirements are met. A maximum of two incomes may be combined for the income requirement assessment, and no more than two people can be registered at the same address.
If these conditions are not met, renting to students is not possible. Furthermore, it is not permitted to use third-party guarantees, such as parents. Student finance does not count as income in the assessment.
Is income from abroad included in the assessment?
Income not registered with Dutch authorities (such as the Tax Authorities) will not be included in the income calculation.
Can third parties act as guarantors if the income requirement is not met?
Unfortunately, guarantors cannot be accepted. It is important that you meet the income standard yourself.

In addition to Datakeeper, supplementary documents must be submitted, depending on the applicant’s personal situation and current living situation. If you do not have a DigiD, you can contact the real estate agent. They will indicate what alternative documentation is needed in that case.

The current living situation is checked based on BRP data (provided via Datakeeper); in addition, we request the following documents.

If the owner-occupied home is for sale and there is equity, this can be included as assets, provided that: Contact has been made with a sales agent A (provisional) purchase agreement has been signed
In that case, the 10% asset rule applies.
How many residents are allowed per apartment?
An apartment may be occupied by a maximum of 2 adults.
Do I have to pay registration or mediation fees?
You do not have to pay registration fees, and there are no mediation costs. You do not owe any amount for signing the lease agreement. You only pay the first month’s rent + any deposit when the lease agreement has been signed. Future rent will be debited via direct debit.
How are properties at MIX allocated?
The properties at MIX are randomly allocated through a digital lottery within our systems. This method guarantees a fair and transparent allocation of available properties.
All candidates who meet the conditions and have fully completed their registration participate in the lottery on an equal basis. The order of registration or other personal circumstances do not influence the outcome.
What is Datakeeper?
To be eligible for a property in a safe and reliable manner, your personal data will be verified via Datakeeper. Datakeeper is a phone application to do this securely and quickly. With Datakeeper, we can better safeguard your privacy, and you are in control of the data sent.
As soon as the rental starts, you can begin the registration using Datakeeper. You must have your DigiD login details. Unfortunately, it is not possible to log in with the DigiD app. You must have your username, password, and ensure that SMS verification is enabled. https://www.digid.nl/inlogmethodes/sms-controle/ To check if SMS verification is enabled, you can consult DigiD.
What are the costs of Datakeeper?
The use of Datakeeper is free; there are no costs associated with the entire process. You only pay the first month’s rent + any deposit upon announcement of the exact completion date. Future rent will be debited via direct debit.
Is it possible to submit my financial data manually?
Preference is given to using Datakeeper for submitting financial data, as this is a secure, fast, and efficient method of verification.
Completing the registration without Datakeeper is only possible if you do not have a BSN (citizen service number). In that case, you must manually submit the required documentation. Which documents apply is stated in the registration.

When will I hear if I have been allocated a property?
After the initial registration period closes, the properties will be automatically distributed. You may receive a message or call from us about an allocation up to three working days after registration closes. If you have not heard anything by then, we unfortunately have not yet been able to allocate a property to you. If you have not been allocated a property but also have not received a message that your registration has been rejected? Then you still have a chance at a property if a current option expires. Your registration therefore remains active as long as you have not received a message. Also, keep a close eye on your junk mail. It is possible that our email may end up there.

What is the minimum rental period?
The lease agreement is entered into for an indefinite period and has a minimum duration of 1 year (12 months). After that, it is possible to terminate the lease agreement monthly with a one-calendar-month notice period.
Is there a deposit?
A security deposit equivalent to one month’s rent is required. This is also stated in the lease agreement.
Are pets allowed?
Yes, pets are allowed as long as they do not cause nuisance to co-residents. If a pet causes damage to the property, the tenant will always be held responsible. Further information about keeping pets can be found in the lease agreement.
Are there service charges?
In addition to the basic rent, you also pay service charges. The monthly advance can be found in the property finder. You will always receive a separate statement and an annual overview with a specification of the actual costs incurred.
Other costs
Costs that you do not pay to the landlord, but which you should take into account, include, for example, the costs for connecting water and electricity, taxes, and insurance.
Do I need a housing permit?
For renting a mid-rental property (rent up to €1,228.07), a housing permit is required. If you have been allocated a property, you must request this from the municipality.
Can I cancel the lease agreement after signing?
By signing the lease agreement, a rental obligation of at least 1 year is entered into, commencing upon key handover. The exact completion date will be definitively communicated 4 weeks prior to completion.
Quality, finish
& facilities
How are the walls and ceiling finished?
All interior walls in the apartments are finished with non-woven wallpaper, with the exception of walls in areas where tiling is applied, such as the bathroom, toilet, and technical room/storage. The color of the ceiling, walls, and doors is RAL 9010.
How are the floors finished?
The bathroom and toilet floors are tiled; all other floors are fitted with PVC.
Can I choose my own kitchen and/or bathroom?
It is not possible to choose your own kitchen and bathroom. The properties are equipped with a complete kitchen including built-in appliances such as a dishwasher, refrigerator, combi microwave/oven, hob, and storage space. The bathroom is also fully finished and ready for use upon completion.
Are the properties gas-free?
All properties will be delivered gas-free; more information about the system that will be installed in the apartments will be available soon.
Does each apartment have an outdoor space?
The property floor plan indicates whether the property has an outdoor space and what type of outdoor space it is.
How are the properties heated?
Your home is equipped with heating and cooling through a sustainable thermal energy storage system (W.K.O.). Heat or cold is delivered via a low-temperature underfloor heating/cooling system. You control the temperature in the home with the thermostat in the living room or bedroom. The system automatically switches between heating and cooling based on the outdoor temperature. For water supply, you will enter into a contract with Vaanster; they will contact you after signing the lease agreement.
Can I adjust the temperature per room?
The temperature in the bedroom can be regulated separately and can be set to -3 or +3 degrees relative to the thermostat.
Where is the washing machine connection?
The connection and drain for the washing machine can be found on the apartment’s floor plan.
What type of ventilation is present in the apartment?
The property is equipped with a ventilation system with heat recovery (WTW), which ensures continuous fresh indoor air. White ceiling vents, part of this system, are located in almost all rooms. These vents may not be removed or modified.
Please note that the vents are not included in the interior impressions but are indeed present in the property.
Are solar panels present?
No solar panels are installed in MIX.
Is there a bicycle storage facility?
In the garage downstairs, it is possible to store your bicycles in the designated areas; it is also possible to charge electric bicycles here.
Is there a storage room?
Each property has an internal storage room within the home.
Are waste containers available?
Yes, underground waste containers are available in the neighborhood. You can dispose of household waste here.
Is fiber optic internet available?
The properties will have a fiber optic and CAI connection for super-fast internet.
Are external storage units available?
There are no separate storage units in MIX.
Am I allowed to drill into the walls?
Drilling into walls is permitted to a limited extent for hanging pictures, shelves, etc. Be aware of pipes in the wall. Use a pipe detector to locate the pipes. Drilling into tiles, such as in the bathroom and toilet, is not permitted. When moving out, neatly fill any holes in the color of the wall.
Tip: For hanging items like pictures, use a picture rail. This reduces the need for drilling into the wall. Double-sided tapes are also available for hanging light items.
Does the building have an elevator?
All buildings have an elevator available.
Are the apartments equipped with sun blinds?
No, the apartments are not equipped with sun blinds.
Am I allowed to make modifications to the property myself?
Just got a new home? Then of course you’ll want to make your house a home by doing some DIY. Think of painting walls and hanging pictures. In most cases, you can just get started, but if your modifications cannot be easily undone by you (at the end of the lease agreement) and/or could affect the rentability of your home, you must ask for permission from the property manager beforehand. If you’re in doubt, you can always give us a call.
